URA provisional permission given for several works

SEVERAL large projects bagged Urban Redevelopment Authority's (URA) provisional permission (PP) in the second quarter of this year, including the two mega developments in the Marina and Rochor/Ophir Road locations by the Khazanah Nasional-Temasek Holdings tie-up, M+S Pte Ltd.

A group led by GuocoLand also clinched URA's provisional approval in April for a mixed development on a site above Tanjong Pagar MRT Station that it won at a state tender in November 2010. The approved scheme comprises 98,820 sq m (or 1.06 million sq ft) gross floor area (GFA) of offices, 10,660 sq m (or 114,743 sq ft) of shops, 189 hotel rooms as well as 189 apartments.

Also in April, M+S received PP for its mixed development at Ophir/Rochor Roads comprising 670 apartments, 350 hotel rooms, 64,010 sq m of offices and 4,650 sq m of retail space.

In May, the consortium clinched PP for its Marina One project at Marina Way/Straits View, which will comprise 208,310 sq m of office space, 12,030 sq m of shop space and 1,006 apartments.

Meanwhile, The Seletar Mall Pte Ltd (a tie-up between Singapore Press Holdings and United Engineers) last month clinched URA's PP to build 17,840 sq m of shopping space at Sengkang West Avenue/Fernvale Road.

At Lavender Street, PLC 8 Development bagged PP to develop 12,840 sq m of shopping facilities and 73,200 sq m of multiple-user factory space in April.

In the same month, Sim Lian received PP for a retail-residential development at Jelebu/Petir Roads. The approval is for 558 apartments and 10,630 sq m of retail space.

In Q2, JTC Corporation received PP for CleanTech Two, which will have GFA of 22,440 sq m. LTH Logistics Singapore received PP for a 64,460 sq m warehouse development at Banyan Drive. Evonik Methionine SEA Pte Ltd received PP to build a factory at Banyan Avenue.

Residential projects that received PP in Q2 include ECO at Bedok South Avenue 3, a project by Far East Organization, Frasers Centrepoint and Sekisui House that will be built on a plot that they bought at a state tender earlier this year. The approved scheme will comprise 717 condo units and 34 strata terrace houses.

Q2 also saw URA giving PP to Hoi Hup group for a project at Kovan/Simon Roads comprising 378 condo units and 15 strata terrace houses, and to SP Setia International for a 437-unit condo along Chestnut Avenue. Mount V Development - a Hong Leong Holdings, City Developments and TID partnership - too can build an 867-unit condo at Mount Vernon Road under PP granted in April.
